Well established restaurant with a great location on paradise Island, Hawaii. It features great menu with a high standards cuisine, a newly added pizzeria and an eclectic wine list. It seats over 330 persons, and holds a full liquor license and the only Cabaret License issued in the area. It is open Daily, seven days a week (dinner only). Annual Sales are in the range of 2,000,000 to $2,500,000 (Gross Sales consist of: 50 to 60% from a well known hotel, 20% from the local community, and 20 to 30% from other Islands) and the annual adjusted Seller Discretionary earning is in the range of $300,000 to $350,000. The restaurant sits next door to a brand name national restaurant, that has plenty of attributes including open lunch and happy hours with sales in the range of $500,000 to $600,000 per month. The subject restaurant is not open for lunch and does not offer happy hour. If it did, the Gross will increase by $1,000,000 approx. Prior to opening the Restaurant, the Owner was authorized by the Landlord to obtain various city permits which enabled him to make major improvements to the property, and by doing so, he increased the size of the premises under lease increased to 7,500 square feet approximately. The cost associated with the improvements totaled more than $1,000,000. All equipment, furniture and fixtures are in good working condition, and are 100% owned by the Owner of the Restaurant. There are no equipment leases.
